Self - Inspecting A Potential Home: 5 Key Areas!

 Since for most people the equity value of their home represents their single largest financial asset, doesn't it make sense when looking for the best home for them to do so carefully and wisely? Many allow emotional and/or cosmetic features to override true, qualitative aspects and aspects! Therefore, it is logical for a potential home buyer to be aware and know what to look for - in order to eliminate certain features, with balance, before, committing, for the next time and responsibility! Some say it's not as necessary as it should always be looked at by a professional, home inspector and/or engineer as a purchase requirement! I firmly believe that after over 15 years as a licensed real estate agent in New York State, the better prepared and educated a buyer is, the smarter they will proceed! With that in mind, this article will attempt to briefly consider, research, evaluate and discuss 5 key areas where a prospective home's self-inspection matters.


1. Start in the basement: Many people minimize how important it is to thoroughly research the basement in order to make the wisest decision! A thorough examination should include: checking for cracks and/or evidence of patching; stains and/or areas of attempted concealment; ceiling - condition and/or signs of repair, repainting, etc.; wall condition; any indication of water, either on the floor or near the window; and smells, etc. The so-called bones of a home require a well-built house and a basement in great condition!

2. Plumbing: A home plumbing inspection should include some basic steps! Flush the toilet, listen and observe! Run the water and consider, drops, ease of hot - water, water pressure, etc.! While the professional you hire will look at it in depth, why, it's a waste of time and money (after all, engineers / inspectors charge)!

3. HVAC: HVAC, or heating, ventilation and air conditioning, refers to the elements of the home related to air quality and comfort. If the house has a central system, turn it on and listen and watch how long it takes to cool down. Check the quality and efficiency of the heating system by running it and see how long it takes for the heat to come out of the radiators and monitor the noise level while the systems are running!

4. Kitchens and bathrooms: Are you personally satisfied with the current state and appearance of the kitchen and bathrooms? Consider what would need to be done if you are not happy with the way it is! Explore the cabinets, appliances, etc. when considering!

5. Attic: The structural integrity of a particular house requires you to look carefully at the attic, see and feel if there are any obvious problems! While this will require a professional to examine the roof and gutters etc, this preliminary step will create a degree of preliminary information etc.
